I am tired. I am tired of people with real estate licenses who dabble in real estate.
As the market in San Diego heats up so does the allure of getting into real estate as a profession. But that’s what it is folks, a profession!
I am currently representing a client who’s looking to purchase an investment property, cash. Yes, cash is king…OR is it???
We carefully & strategically offered on a property that just came on the market that was priced under value. My clients offer was competitive based on recent sales.
A clean, no fuss-no muss offer, CASH.
Did we get accepted? Probably not.
Was the offer reviewed by the seller? Not sure.
Did the agent receive the offer? They should have.
Not only did I have a face to face conversation with the agent on the day we viewed the property about how I would be submitting an offer for my client first thing in the morning but they also received two text messages and two emails requesting confirmation of my clients offer. Even a phone call was made but who answers their phone these days???
Either way, I’ve done what I can to communicate with this unprofessional real estate agent & they couldn’t give us the common courtesy of a text or email back?!?
Long story short, my client will have to keep looking for a property but that comes with the “hot” market territory.
But what about this agent, what will happen to them?
Absolutely nothing.
That is what’s frustrating about the real estate industry. Unprofessional people with real estate licenses. Slowly, the bar has been raising among real estate professionals since the rise & fall of the market, which brought a lot of part timers & amateurs into the business. But sadly, with this current market climate, we’re seeing more people “get back in” the real estate profession.
It makes a difference who you hire. Think about your hair. Would you let anyone cut your hair? Probably not. Only a professional will do & even then each one has a different style & approach. Right?
Please, do your research before you hire a real estate agent. You should ask them questions, lots of them before you have them represent you.
I wonder if the seller even saw my clients cash offer…the world may never know.
