Closing Escrow
The home stretch is here. The buyer has performed their Final Verification of Property, confirming the condition they agreed to. You have moved out of the home completely, unless an extension or rent back is a part of the contract. The buyer’s funds have been delivered to escrow and then dispersed to the applicable parties. Title is recorded with the County of San Diego. Once the Recorder furnishes a receipt of the title, the buyer officially owns the home! But not one minute sooner. Please read that one more time. This is critically important, and has caused strife with clients who pass access to buyers too early. We can only council you, but any action taken is still your responsibility as the current owner.
Escrow is considered closed once all conditions of the Purchase Agreement are fulfilled. You have completed the sale of your home, congratulations!
